The company is looking for a Real Estate Finance Business Specialist to reinforce the team and acting as the business partner to the Real Estate team, making sure our currently secured pipeline of 10 assets (1Bn€ of project development in 7 countries), as well as future company assets, will be completed on time and within budget. You will be on top of all development-related topics from a Finance perspective in terms of yield on cost, total capex, cashflows, milestones, funding overview, expected operational performance of future developments. In collaboration with (i) the Real Estate team and (ii) the fixed assets administrator within the Finance team a monthly report is shared with all stakeholders to communicate your observations and make strategic decisions on developments.

You will be based at our office in Amsterdam where you’ll join the Planning & Control team. You will report to the Director of Finance, Planning Control & Treasury while working closely together with the Real Estate team (e.g. Development Director and Development Managers) and the rest of the finance team.

 

What You’ll Do:

  • Be the business partner from finance for Real Estate (Investment, Development and Construction) which may imply from time to time to travel to the assets;
  • Help the Real Estate and Finance team make the best decisions with regards to project under development;
  • Own the yield-on-cost of each development on the basis of:
  • Track all spending to-date and act as the go to person within finance for all real estate related topics;
  • Management of Cash flow files tracking actual spend, monthly forecasted spend and variances vs. budget and liaise with the Treasury team for a best in class forecast of cash needs;
  • Financial models producing the EBITDA per development. Together with various stakeholders you will take ownership of the various revenues, cost and financing assumptions;
  • Track all development milestones and provide critical review of risk/upside in terms of timing, costs and contingency management;
  • Prepare monthly performance reviews reporting upon key aspects of each ongoing development;
  • Master at all times the inside out of every asset under development and use that to provide critical input and advice during the various stages of the development process;
  • Automize reporting/accounting and controls to allow for more time for scenario making;
  • Provide support with financial appraisal of new developments or changes in scenarios.

 

Who You Are

  • Have a Master degree in economics or business administration and 2-6 years of relevant work experience in Real Estate and/or Finance roles;
  • A real passion for real estate development, hospitality/student housing or co-living is a plus;
  • You are an Excel and data management wizard – many say they are great at Excel, fewer truly are;
  • Strong organization skills and attention to detail;
  • Fluency in English is essential;
  • Multi-tasker, problem solving mindset with a can-do attitude and ability to work with deadlines with little supervision;
  • Strong verbal and written communication skills;
  • You thrive in a fast-paced, rapidly changing and international environment with various learning opportunities;
  • Self-starter thriving for excellence and no less!
  • A Dutch or EU citizen or in possession of a valid work permit.
