Description:
The client is a leading US investment and asset management company.
The candidate will be a leader with a high degree of knowledge and expertise in Real Estate field and recognized expert within the logistic sector. He/She will work within the Asset Management team.
The role will focus on the management and reporting of logistic properties across the French portfolio. A key part of the role will be monitoring and making every effort to improve the overall operational property performance:
Responsibilities:
- Oversee portfolio asset growth strategies in tandem with property management teams, and successfully direct all 3rd party management companies, contractors, and consultants.
- Identify and implement initiatives to add value to existing assets e.g. refurbishments to drive higher rents or sale values.
- Work to maximize income and control operational expenses.
- Liaise with external property managers and all stakeholders as appropriate.
- Manage third-party agents and solicitors for letting and sale transactions.
- Oversee completion of all duties assigned in yearly Asset Management Work Plan.
- Manage CAPEX programs by working closely with the senior technical asset manager in the team and third-party contractors.
- Assume additional responsibilities and perform special projects as needed or directed.
- Update cash flows of existing assets under management and run sensitivity analysis of asset management initiatives.
- Work cross-functionally with finance, accounting, and legal teams (and/or third party) to ensure all compliance standards are met.
- Evaluate property operating performance by preparing cash flow forecasts and asset valuations.
- Comply with the ESG strategy by managing ESG consultant with a goal to develop sustainable strategies on the buildings to improve overall ESG impact and GRESB scoring.
- Any other tasks appropriate to the asset management function.
The candidate:
- 10 years+ proven experience in Asset Management and/ or Real Estate Management (Experience in logistic properties is strongly requested).
- Excellent communication skills, both written and oral, with internal and external partners and at all levels within the organization.
- Excellent written & verbal communication in English.
- Must be able to exhibit initiative and work independently.
- Exceptional skills in software applications for real estate asset management as well as Microsoft
- Office (Word, Excel, PowerPoint).
- Collaborative approach and professional relationship style
- Ability to manage multiple high-priority tasks simultaneously in a fast pace environment, under strict deadlines.
- Solid analytical and organizational skills, attention to detail, and ability to multi-task.
